Residential Development with Fully Coordinated MEP Systems. Efrilaut 16 is a residential apartment development located in Iceland. The project required the design, modelling, coordination, and documentation of all major MEP systems in accordance with Icelandic standards.
Starting from architectural and structural Revit models together with CAD and PDF documentation, our team developed a complete BIM solution covering ventilation, domestic water, heating, rainwater, and sewage systems.
[ Challenges ]
Designing Multiple MEP Systems Simultaneously
The project required the development of several interconnected engineering systems within a relatively compact residential building while maintaining compliance with Icelandic standards.
- Ventilation system design
- Cold and hot domestic water systems
- Heating system calculations
- Rainwater and sewage systems
Without proper planning, this would normally result in:
- Design conflicts
- Repeated revisions
- Reduced modelling efficiency
- Project delays
Coordination Across Multiple Disciplines
All engineering systems had to be coordinated with architectural and structural models while maintaining installation feasibility and construction readiness.
- Architectural coordination
- Structural coordination
- MEP routing restrictions
- Openings management
This created risks such as:
- Construction clashes
- Additional site modifications
- Rework of completed systems
- Schedule disruption
Delivering Construction-Ready Documentation
The final BIM model had to support fabrication, installation, and future building operation while remaining fully coordinated across all disciplines.
- Fabrication drawings
- Openings documentation
- Model validation
- Handover requirements
Without sufficient detailing, this would normally result in:
- Installation uncertainty
- RFIs from site teams
- Construction delays
- Increased project costs
[ Solutions ]
BIM-Based MEP Design
Starting from architectural and structural models, our team developed all major engineering systems for the residential building in accordance with Icelandic standards and project requirements.
- The engineering design scope included:
Integrated BIM Coordination
Since multiple engineering disciplines occupied the same building zones, continuous BIM coordination was required to maintain consistency and construction readiness.
- Coordination activities included:
This ensured all systems could be installed efficiently without major coordination issues.
Openings Management & Clash Detection
To avoid construction conflicts, all engineering systems were coordinated using Navisworks and integrated with architectural and structural disciplines throughout the project lifecycle.
- The coordination workflow included:
Potential conflicts were identified and resolved before fabrication drawings were issued.
Fabrication Drawings & Handover Package
Once all systems were fully coordinated, fabrication drawings and the final BIM handover model were prepared for construction and future building operation.
- Final deliverables included:
The result was a complete BIM package ready for construction and project handover.
[ Scope of Work ]
The initial project scope included
Working from architectural and structural models, our team developed, coordinated, and documented all major engineering systems required for construction and handover.

[ Delivery Process ]
BIM Setup & Engineering Design
The project started with architectural and structural BIM models together with CAD and PDF documentation. Based on this information, engineering systems were designed according to Icelandic standards.
- So we started with the core requirements:
- Following approval, the design framework was established:
BIM Modelling & Coordination
Engineering systems were modelled in Autodesk Revit and coordinated continuously with architectural and structural disciplines.
- Key activities included:
This ensured engineering consistency and minimized coordination issues before construction.
Clash Detection & Project Delivery
Navisworks was used to identify clashes and coordinate all engineering systems before issuing fabrication drawings and handover documentation.
The final BIM package was delivered as a coordinated handover model ready for construction and future building operation.
[ Results ]
The project resulted in a fully coordinated BIM model, optimized engineering systems, fabrication drawings, and a handover package ready for construction and future operation.
