Debeka Group is one of Germany’s largest insurance organizations and one of the country's leading financial institutions. The new Debeka Koblenz headquarters was designed as a modern 15-storey office building providing approximately 25,000 m² of workspace for employees.

The project required the optimization of engineering systems according to updated architectural solutions, full multidisciplinary coordination, and the production of Stage 5 construction documentation to support efficient project delivery.

about [ ] project

[ Challenges ]

01

Design Optimization During Ongoing Development

The project was received at Stage 3 while architectural solutions continued to evolve. Engineering systems had to be continuously reviewed and adapted to align with the latest design updates without compromising coordination quality.

Includes:
  • Architectural design updates
  • Engineering solution optimization
  • Continuous model revisions
  • Design validation
  • Coordination adjustments

Without a structured BIM workflow, ongoing design changes could create inconsistencies between engineering models and construction documentation.

Includes:
  • Rework risks
  • Documentation revisions
  • Coordination delays
  • Model inconsistencies
02

Large-Scale MEP Coordination

The 15-storey office building required continuous coordination between engineering, architectural, and structural disciplines. Multiple systems needed to coexist efficiently within the same building environment.

Includes:
  • Water supply systems
  • Sewage systems
  • Architectural coordination
  • Structural coordination
  • BIM integration

Managing coordination at this scale required ongoing validation and communication to prevent conflicts and maintain project progress.

Includes:
  • Routing conflicts
  • Spatial limitations
  • Interdisciplinary dependencies
  • Increased coordination complexity
03

Stage 5 Documentation Accuracy

The project required highly detailed Stage 5 construction drawings generated from coordinated BIM models. Every engineering decision had to be reflected accurately within the final deliverables.

Includes:
  • Construction drawings
  • Fabrication information
  • BIM documentation
  • Engineering schedules
  • Technical support

Maintaining synchronization between BIM models and issued documentation was critical for construction readiness.

Includes:
  • Documentation control
  • Quality assurance
  • Model synchronization
  • Construction validation

[ Solutions ]

BIM-BASED DESIGN OPTIMIZATION

To accommodate evolving architectural requirements, all engineering systems were continuously reviewed and optimized throughout project development. The BIM environment allowed the team to evaluate changes quickly and ensure engineering solutions remained coordinated with the latest design information.

  • KEY ACTIONS
  • Design optimization reviews
  • Architectural alignment
  • Engineering validation

INTEGRATED COORDINATION WORKFLOW

Water supply and sewage systems were modelled to LOD 300 and coordinated with architectural and structural models using a centralized BIM process. Continuous coordination reviews helped identify potential conflicts before construction documentation was issued.

  • KEY ACTIONS
  • LOD 300 BIM modelling
  • Structural coordination
  • Architectural coordination

Technical support

Stage 5 construction documentation was produced from coordinated BIM models, providing Debeka Group with optimized engineering systems ready for construction and future project planning.

  • KEY DELIVERABLES
  • Fully coordinated BIM model
  • Optimized water supply systems
  • Coordinated sewage systems
  • Stage 5 construction drawings
  • Clash-detected engineering layouts
  • Technical support documentation

[ Scope of Work ]

The initial scope of work focused on engineering optimisation and BIM coordination

The project required the optimisation of engineering systems, coordination with architectural and structural disciplines, and the delivery of Stage 5 construction documentation for a 25,000 m² office development in Germany.

01

DESIGN OPTIMISATION OF ENGINEERING SYSTEMS

Review and optimisation of existing engineering solutions to align with the latest architectural design.

02

LOD 300 BIM MODELLING

• Water Supply Systems • Sewage Systems • Construction-ready engineering layouts

03

BIM COORDINATION & CLASH DETECTION

Coordination of engineering systems with architectural and structural models using Navisworks and BIM workflows.

04

STAGE 5 CONSTRUCTION DOCUMENTATION

Production of detailed Stage 5 construction drawings and technical support throughout project delivery.

[ Delivery Process ]

Step 01

BIM Review & Optimization Planning

The project began with a comprehensive review of the Stage 3 information received from MEP contractors. Existing engineering solutions were assessed against the latest architectural requirements to identify optimization opportunities and establish a clear BIM coordination strategy.

  • So we started with the key project requirements:
  • Review Stage 3 project information
  • Assess engineering solutions
  • Define BIM coordination strategy
  • Following approval, a project-specific BIM workflow was established, defining:
  • BIM standards
  • Coordination priorities
  • Documentation requirements
Step 02

BIM Modelling & Coordination

After defining the scope of work and project objectives, we began modelling water supply and sewage systems to LOD 300 in Autodesk Revit while continuously coordinating them with architectural and structural disciplines.

  • Key efficiencies included:
  • LOD 300 BIM modelling
  • Water supply systems coordination
  • Sewage systems coordination

This ensured consistent engineering development, reduced coordination risks, and improved collaboration between all project disciplines.

Step 03

Clash Detection & Project Delivery

Since multiple disciplines were working simultaneously within the same BIM environment, we used Navisworks and BIM360 to continuously monitor coordination and identify potential conflicts before construction documentation was issued.

  • Clash detection reviews
  • Coordination meetings
  • Conflict resolution

Rather than reacting to issues during construction, the team resolved conflicts early, resulting in a coordinated BIM model and construction-ready project delivery.

[ Results ]

The coordinated BIM workflow improved engineering accuracy, reduced coordination risks, and delivered a fully optimized model ready for construction.
